Certificates

As a landlord, you are legally required to ensure that any property you rent out is safe for your tenants to live in. The three key areas where landlords must carry out checks at least annually cover Fire Safety, Electrical Safety and Gas Safety. Landlords are also required to provide an Energy Performance Certificate (EPC) to tenants.

Remedial Work

If, following a safety check, the property is unsatisfactory, then there may need to be some remedial works completed before the property is deemed unsafe to rent.

If for any reason a certificate fails, Safe2 will provide a quote for the remedial work to be completed.

If Safe2 undertake the remedial work, we will also retest the system free of charge.

Boiler Service

Getting your boiler serviced regularly will ensure it continues to run efficiently and also help to keep it running safely. A faulty boiler can be incredibly dangerous due to carbon monoxide poisoning.

During a boiler service, a Gas Safe registered engineer will check for leaks and issues, giving you peace of mind when it comes to protecting your family.

What certificates do we provide?

Gas Safety
Certificate (CP12)

By law, a landlord is required to get a Gas Safe registered engineer to do an annual gas safety check on all gas appliances. The results of these checks are recorded in your Landlord Gas Safety Record.

Electrical Installation
Condition Report

Electrical installation must meet regulated standards in order to ensure safety. Faults with the fuse board, switches or sockets could cause electric shock or fire, causing injury and damage to occupants.

Portable Appliance
Testing Certificate

Portable Appliance Testing (PAT) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use. Most electrical safety defects can be found by visual examination but some types of defect can only be found by testing.

Energy Performance
Certificate

An EPC is short for an Energy Performance Certificate, a report that assesses the energy efficiency of a property. The report considers things like how well insulated the property is. It will also tell you how much your bills might cost.

HMO Fire
Risk Assessment

Fire Risk Assessments (or FRAs) are a snapshot of how protected any given property is to ensure the safety of its occupants in the event of a fire. The FRA also identifies corrective actions and further steps to achieve an appropriate level of fire safety.

Asbestos
Inspection

If you own or are in charge of a property built before the year 2000, it may have asbestos-containing materials (ACMs) within the structure. This means you have to make sure that the correct asbestos survey is carried out to identify and manage the risk of any ACMs present.

Drain
Inspection

A drain survey is an in-depth inspection of your drainage system, using high-tech CCTV cameras which are inserted into your drains. These drainage cameras send a live feed back to us, letting your drainage engineer get a good view into your drains so they can identify any issues that might be present.

Smoke Detector
Inspection

From 1 October 2015, private sector landlords must have at least one smoke alarm installed on every storey of their property and also ensure all alarms work properly at the start of each new tenancy.

HMO Emergency
Lighting Inspection

It is really important that emergency lights are given a part-test monthly and a full-rated duration test every year. That means the emergency lights should provide 3 hours of illumination and that they have been tested for the full period.
